Baldwin Park was established in 2001 by the Pritzker family business interests on the site of the Orlando Naval Training Center. David Pace led the redevelopment from May 2000 until March 2007. The clean-up and conversion effort was thought to be the largest single-phase project of its kind in history with demolition in excess of 4.5M sq. ft. of buildings, 25 miles of roads, 200 miles of underground utilities, and voluminous environmental remediation.
Baldwin Park picked up where Celebration left off. As a third-generation traditional neighborhood development, Baldwin Park's leadership and consultants benefited from exemplary new projects that were successfully advancing the concepts of The New Urbanism. The third generation of traditional development can be characterized by place making refinement, architectural variety, broadened demographic appeal, and the creation of a sound, replicable business model. Baldwin Park is a clear example of all of these advancements.
